From start to finish - PDX Roof Cleaning did an absolutely exceptional job and we can't recommend them enough! We interviewed and received bids from four companies, and from my first conversation with Dimitri (the founder and owner) I knew they were the right company for us. He listened to my concerns about protecting our new landscaping, decks, siding and our skylights and came up with an end-to-end process that inspired confidence and delivered exceptional results. The crew (Andre and Michael) were outstanding on our very large project. They showed exceptional care, executed to every detail and their meticulous clean up left our entire property more beautiful than before. The before and after photos tell it all. This is a truly exceptional organization and we will be brining them back for years to come.Posted on Google![]()

Why Portland Concrete Deteriorates and What Sealing Actually Prevents
Concrete is porous. In Portland, that means eight months of rain soaking in, and then feeding the problems you keep paying to clean off:
- Moisture and freeze-thaw cracking. Water in the pores expands during cold snaps, spalling and cracking the surface.
- Permanent staining. Oil, rust, and tire marks wick into unsealed concrete where no pressure washer can reach them.
- Fast regrowth. Moss and algae re-establish quickest on damp, porous surfaces; sealing is the reason some driveways stay clean for years while others green up by spring.
- UV dulling. Unprotected surfaces fade and weaken over time.
Sealing closes the pores. It’s the difference between cleaning your driveway every year and cleaning a sealed surface that mostly rinses itself.
The one rule: sealer only goes on clean, dry concrete. That’s why sealing pairs naturally with pressure washing or driveway cleaning: the wash opens the surface, the sealer locks it.

What Concrete Sealing Costs in Portland
Most concrete sealing projects in Portland cost between $300 and $1,250. Your exact price depends on: sealer type; penetrating sealers and film-forming sealers price differently; surface condition: heavy staining, oil spots, or repairs needed before sealing; access and complexity; tight corners, steps, and slopes take longer than an open slab, whether cleaning is needed first; sealing goes on clean concrete, so a wash is part of nearly every job.
You’ll get an exact, itemized quote before we schedule anything: usually the same day. Send us your address and a couple of photos.

Penetrating vs. Film-Forming Sealers
Penetrating Sealers — invisible protection
Absorbs into the concrete and reacts below the surface. No change in appearance, no film to wear through, excellent against moisture and freeze-thaw damage. The usual pick for driveways and anywhere you want protection without sheen.
Film-Forming Sealers — finished look plus stain resistance
Cure on the surface in a matte or glossy finish, with strong resistance to oil and stains and a “wet look” many patios wear well. They show wear in high-traffic lanes sooner and get reapplied more often.
Not sure which fits? Send photos; we’ll recommend one based on your surface, traffic, and the look you want in the estimate itself.
Our 4-Step Concrete Sealing Process
Sealer only performs on clean concrete. If the surface isn't freshly washed, we pressure wash it first with the surface-cleaning machine; stubborn oil spots get pre-treated. Then the concrete dries fully before any sealer touches it.
We confirm the sealer type for your surface and finish preference, and mask adjacent surfaces, plants, and anything that shouldn't get sealed.
Even application at the coverage rate the product requires; penetrating sealers worked into the surface, film-forming sealers in uniform coats, non-slip additive mixed in where requested.
We walk the surface with you, tell you exactly how long to keep cars and foot traffic off, and what to expect as it cures.

Portland Concrete Sealing Questions, Answered
About $2 per square foot including prep, with most jobs falling between $1.50 and $3.50 per square foot depending on sealer type, surface condition, and access. In practice that’s roughly $300 for a walkway, $600 for a patio, $1,000 for a two-car garage floor, and $1,200 for a two-car driveway. Bundling the wash and seal in one visit costs less than booking separately and you get an exact itemized quote, usually same-day, from Google Earth and your photos.
Washing leaves the surface clean and its pores open ideal for sealer penetration. Wait months and you’re sealing over new grime and regrowth, which shortens the sealer’s life.
Typically 2–5 years before reapplication, depending on traffic, weather exposure, and sealer type. Penetrating sealers generally go longer between coats than film-forming finishes on driveways.
Film-forming sealers can add sheen that’s slicker in rain. We mix in a non-slip additive on request, standard practice for walkways, steps, and pool surrounds. Penetrating sealers don’t change surface texture.
We pressure wash and pre-treat first. Stains that have soaked deep into unsealed concrete may not lift completely; we’ll tell you honestly what will and won’t come out before sealing anything in.
It removes what moss needs; a damp, porous surface to grip. Combined with our moss inhibitor treatment, sealed concrete stays clean far longer than bare concrete.
Sealer needs dry concrete and a dry window to cure, so late spring through early fall is ideal. We schedule sealing around the forecast; another reason the wash+seal single visit works well in summer.
Foot traffic and vehicles need to stay off during cure; the timeframe depends on the product used, and we give you the exact window at the walkthrough before we leave.
